Taurus Home Inspections provides rental inspections for the Cities of Seattle, Tukwila and Burien.
These are a flat rate of $165 per unit or home. Add $35 per each additional unit. For City of Seattle: a $45 service charge is added to cover the City’s surcharge and our processing fee to secure your certification in the RRIO program. Tenants need to be notified of the inspection at least 48 hours in advance. We need access to the inside of the dwelling and any part of the premises that renters have access to, including the furnace, water heater and electrical panel, shared laundry, etc. These inspections take approximately 20-30 minutes. They are based on the approved and required municipality checklist. If corrections are needed, we work directly with the property owner/manager in order to obtain the required certificate of compliance in the program.

BOOK RENTAL INSPECTION
City of Seattle
The Rental Registration and Inspection Ordinance (RRIO) was established by the Seattle City Council after an extensive public involvement process. RRIO helps ensure that all rental housing in Seattle is safe and meets basic housing maintenance requirements. All rental property owners in Seattle must register their properties with the City. Inspectors will make sure all registered properties comply with minimum housing and safety standards at least once every 5 – 10 years.
City of Tukwila
In order to ensure safe and healthy housing for tenants, Tukwila requires all owners of residential rental property to obtain an annual Rental Business License and an inspection of every unit once every four years. This applies to large multi-family developments all the way down to single-family houses, condominiums and Accessory Dwelling Units (ADU or “mother-in-law” apartments) which are rented to tenants. All rental business licenses expire on December 31st each year and must be renewed annually.
City of Burien
The City of Burien established a Rental Housing Inspection Program in September 2019 to begin in 2021. The program protects the public health, safety, and welfare of tenants by encouraging the proper maintenance of rental housing by identifying and requiring correction of substandard housing conditions.
